  • Financial Reporting: Maintain accurate financial records, prepare monthly or quarterly reports for the property owner, and track income vs. expenses.
  • Budgeting: Develop budgets for maintenance, repairs, and improvements.
  • Deposits and Refunds: Handle security deposits, move-out inspections, and refunds.

Maintenance and Repairs

  • Routine Maintenance: Schedule and oversee regular upkeep (landscaping, cleaning, inspections).
  • Emergency Repairs: Respond to urgent repair requests such as plumbing, electrical, or HVAC issues.

  • Evictions: Provide necessary documentation and support for evictions.
  • Insurance and Safety: Ensure proper insurance coverage and compliance with safety regulations (fire alarms, smoke detectors, etc.).
  • Record-Keeping: Maintain documentation of leases, communications, repairs, and inspections.

Strategic Management and Property Value

  • Market Analysis: Monitor rental market trends to adjust rent prices competitively.
  • Property Improvements: Recommend and manage upgrades to enhance property value and tenant satisfaction if necessary with coordination of the owner.
